The most expensive decisions in a remodel are the ones made after the walls are open. A tile changed mid-install, a vanity that doesn't fit the plumbing that's already roughed in, an island that grows six inches after the cabinets are ordered. Each one costs time, money, or both.
That's why we ask for complete plans and finish selections before we give you a final price. It can feel slower at the start. It's almost always faster overall.
Great spaces are planned long before construction begins.
Plans set the price
Every design decision affects scope, cost, and schedule. Moving a wall, relocating a sink, or adding a beam changes the framing, plumbing, electrical, drywall, and finish work that follows. When an estimate is based on incomplete plans, it's really a guess with a number attached.
Selections are part of the plan
Cabinetry, flooring, tile, countertops, plumbing fixtures, lighting, appliances, hardware, and paint all affect labor as well as material cost. A large-format tile installs differently than a mosaic. A slab counter needs different support than laminate. Choosing these up front lets us price what will actually be built and order long-lead items on time.
What planning first gets you
A fixed price you can rely on, with fewer change orders.
A realistic schedule, built around real lead times.
Fewer decisions to make while your home is under construction.
A finished space that matches what you pictured.
Where we help
You don't have to arrive with everything figured out. For larger or more complex projects, we offer preconstruction services: we coordinate drawings, help narrow selections, and develop the scope with you before construction pricing. Rushing a project is one of the fastest ways to create disappointing results. Taking the time to plan is how we avoid it.
